Real Estate Brokers
Information
The real estate brokers handles the purchasing and improvements of all properties, whether in town, out of town, or even off the known map. They also deal with property improvements and have a sub-branch which sells river and ocean-going vessels. Please make sure you know what you are doing before visiting them as a smack round the ear often offends!
Mortgages:
Mortgages are available for 25% of the total price as a downpayment, the remaning balance to be financed.
Financing fees are as follows, and will be applied to the remaining balance after the downpayment is made.
- 6 Months: 10% with the total then being divided into 6 monthly payments (computed in 10 mhl increments with the adjustment resulting in a lower final payment). If this mortgage is paid off within 3 months instead of 6, then the 3 month financing fee (5%) will be applied.
- 3 Months: 5% with the total then being divided into 3 monthly payments (computed in 10 mhl increments with the adjustment resulting in a lower final payment).
- If either mortgage is paid off within 30 days, then the finance fee will be deducted.
- Late payment fee: a 50 mhl fee will be added per unpaid month. After the third month of no payment the land will be reposessed and held for 30 days, at which time the -full- balance of defaulted monthly payments, w/fees, must be paid before the property is returned to the purchaser (i.e. Jan- 60, Feb- 60, Mar- 60, total 180. Late fees total - 100. Balance that must be paid - 180+100 = 280).
- It is the responsibility of the character who takes out the mortgage to keep up with their payments, not the REB office.
If there have been no payments within a six month period, and no notification of an abscence, then the office will take steps to reclaim the land.
- If the land is reclaimed, the downpayment will be refunded as per what is recorded in the REB clerks work log, along with any payments made as per what can be confirmed via Desdaemona statements.
Buy Backs:
Any plot of land and it's improvements can be sold back to the Real Estate Office for 75% of value. At the time of the REB's aquirement of the property, ALL buildings (including caves/caverns) will be removed from the land. All extra improvements that aren't in the land details will be removed. If the owner of the plot wishes to improve his building upon his plot, then 75% of the value of the existing building will be given as a CREDIT towards the cost of the new building. The new building must be of the next tier and not just the same building with an extra floor or basement. It must also be of -greater- value than the existing one.
Availability
Always check the Message Board ("out of town properties" and "in town & official properties" topics) for the most recent information on which plots are available and which have been sold.
Repossessions
Sometimes a player has to leave the game for personal reasons, other times they choose to leave because it no longer suits their interests. While some players will dispose of their property before leaving, usually by giving it to another character, others do not. This can result in prime locations being owned by characters who are no longer active and so, unavailable to new arrivals. In order to solve this problem we may repossess land owned by inactive players.
- Land will not normally be repossessed if you continue to play here but don't use the character who owns it
- Land will only be repossessed after a character has been a minimum of six months without logging in and playing
- If you know you need to be absent from the game for months, advise the REB and they will flag your property. Such property will only be considered for repossession after a minimum of 12 months absence.
- If a player fails to log in within a six month time frame, then their land will be repossessed without notification, unless the Manager of the REB is made aware that they will be away for a long term abscence.
- The value of repossessed land, including any improvements, is added to the character's 'in hand' funds so long as that character is still within the database
- Should a character return after repossession, they may only regain their land by repurchase provided it is still available for sale.
Construction Times
- Adobe hut - 2 days
- Tree house - 4 days
- Log/wood cabin - 1 week
- Multi-tree house - 1 week
- Stone cottage - 2 weeks
- Brick house - 3 weeks
- Stone tower - 1 week per story; (+2 weeks per story for "after the fact" basement levels)
- Small Keep - 12 weeks ("speedy construction"; minimum 6 weeks at additional cost)
- Minor Castle - 18 weeks ("speedy"; minimum 9 weeks at additional cost)
- Major Castle - 24 weeks ("speedy"; minimum 12 weeks at additional cost)
- Barns, wooden - 1-2 days (depending on size)
- Barns, stone - 3-6 days (depending on size)
- Walled/fenced garden, wood - 1-2 days
- Walled/fenced garden, stone - 2-3 days
- Caves/caverns - 3-6 days/room
- Wood dock - 1 day
- Stone dock - 3 days
- Boathouse - 1-2 days
Miscellaneous
Discounts: This is as the discretion of the RE agent
- Upto 10% off of the total price of purchases. No higher discounts without prior approval by the management.
OOC Consents required for the following:
- To make any changes on property that is not your own.
- Land transfers between players (either by purchase, or gift)
Buildings & Land
- Two buildings cannot be built connected to one another.
- On Out-of-Town Properties, if you have built a house/cottage, etc... You can tear it down for 50% CREDIT towards a larger building. No refunds are given for a larger building being replaced with a lesser valued building.
- Properties cannot be fenced/walled.
- When you purchase property, it must be for yourself, or as a gift, and you cannot purchase it incognito (in other words, you must purchase it under your character's name, not under a pseudonym).
- You cannot purchase property as one of your characters for another of your characters.
- Multiple mortgages are not allowed. If you have a current mortgage with the REB you must wait until it is paid off before you can mortgage another plot, or purchase a plot outright.
- Though the owners are posted publicly, the information is OOC only. Unless you know the property owner, and have been to their land/home, you do NOT know where other characters live, or what they have on their property. Using this OOC information IC'ly is a serious violation of the game's Honor Code and can carry serious consequences.
- It is seriously poor roleplay to purchase a property but to fail to roleplay the purchase, creation or acquisition of contents for your home
Land Transfers
- f you buy a plot of land from another player within the game, you will need to visit the REB office ICLY in order to have this processed and registered with the Empire.
- We don't care what the arrangements are
- We don't care who, what, when it might be.
- We do require : - 50 mhl administration fee paid at the time of processing.
- We do require : - Both players OOC consent to be given at the time of processing to the clerk in question.
- Failure on either of these will put a halt on the paperwork until such times as they are provided
Limits
- There is a limit to the amount of land ON MAP that a character may possess. This is as follows
3 plots of land in Nanthalion and 1 plot of land in Valencia, or 3 plots of land in Valencia and 1 plot of land in Nanthalion. Co-owning still counts as 1 plot.
- Regardless of how many plots of Nanthalion or Valencia are owned, only 1 plot of Sha`Shir, 1 plot of Dethsiris, and 1 plot of Thallis is allowed.
- In-Town Plots count as one of your Nanthalion entitlement
- You may, in addition to the above, hold ownership of upto 3 plots of land OFF MAP.
- ON MAP properites may include 1 item of Housing for every full 2 acres in size that the plot is.
Off Map Land
- OFF MAP properties are available at a cost of 100 mhl for the first acre, then 50 mhl for each acre required after that.
- OFF MAP Properties, may hold upto 1 item of Housing for every 10 full acres in size that the plot is, with a maximum of 5 buildings are 50 acres.
None of these buildings can be connected in any way.

- Build Furniture (see The Works or The Bazaar)
- Do Indoor Plumbing (it's Medieval, not the Reniessance Festival)
- Allow Enchantments
